In most Ontario transactions, a buyer's or tenant's agent commission is initially the responsibility of the buyer or tenant who signs the representation agreement. In practice, a co-operating commission agreement is commonly negotiated with the seller or landlord, who agrees to pay the buyer's or tenant's agent at closing — when that arrangement is in place, the direct cost to the buyer or tenant is $0.
